The problem

Almost every deposit dispute is really a documentation dispute.

The tenant says the scratch on the cabinet was already there. You're fairly sure it wasn't. Neither of you has anything but memory, and memory is a terrible witness six months later.

A condition report ends that conversation before it starts. Every room, every surface, every appliance, photographed and timestamped on the day the keys changed hands. Not because tenants are dishonest — most aren't — but because nobody remembers a kitchen accurately after a season of guests.

How quickly can you turn around a check-out?

Usually within 24 hours of the tenant handing back the keys, and same-day when a new guest is arriving. Tell us the handover date when you book and we'll build the schedule around it.

Do you handle vacation rentals as well as long-term?

Both. Vacation rentals and rental-pool units get inspected on a seasonal cadence rather than per guest, which keeps the cost sensible while still catching the slow deterioration that short-stay use causes.

Can you also fix what you find?

Yes — that's what the maintenance side of the business exists for. We can quote the repairs directly, or simply hand you the report and let your own trades handle it. There's no obligation either way and we'll never inflate a finding to sell you work.

Do you offer pricing for multiple units?

Yes. Portfolios get volume rates and a standing schedule, and we bill monthly rather than per visit. Tell us how many units and where, and we'll put a number together.

Will the report hold up if there's a dispute?

It's a professional, timestamped, photographic record signed by both parties — which is dramatically stronger than the usual position of two people disagreeing from memory. We're not lawyers and this isn't legal advice, but in our experience most disputes go quiet the moment the paired photos come out.
