The economics

Deferred maintenance is the most expensive thing in Vallarta real estate.

A roof membrane resealed on schedule costs a fraction of a roof replaced after two rainy seasons of water tracking into the slab. A mini-split serviced twice a year fails a lot less often in this climate. A cistern cleaned annually doesn't fail the week your renters arrive.

None of this is glamorous and none of it is complicated. It just has to actually happen, on a schedule, by someone who is physically here.

Scheduled Maintenance Plans

Quarterly or semi-annual visits covering the systems that fail predictably in this climate. You get a photo report after every visit, whether anything needed doing or not.

Absentee Owner Check-Ups

Monthly or bi-weekly visits while you're away. We run the taps, cycle the A/C, check for leaks and pests, collect the mail, and send you photos so you know it's fine.

Hurricane Preparation

Pre-season inspection and securing: drains cleared, terrace furniture stowed, shutters checked, and a post-storm damage assessment with photos for your insurer.

A/C & Mini-Split Service

Coil cleaning, filter replacement, condensate line clearing and refrigerant checks. The single highest-return maintenance item in a humid coastal climate.

Water Systems

Cistern cleaning and disinfection, tinaco service, pump and pressure system checks, filter changes, and leak investigation on the supply side.

Pool Care Coordination

Equipment servicing, pump-room electrical safety and leak detection. If you already have a pool company, we check the equipment and the water on our own visits and tell you what we find.

Repairs & Trade Coordination

Plumbing, electrical, carpentry, sealing and paint — either directly or through trades we've worked with for years. We photograph the finished work and report what was done.

Electrical Safety Work

Panel tidy-ups, GFCI verification and installation in wet areas, correcting minor wiring faults, and treating the corrosion that salt air causes on every exposed connection. Anything beyond minor work goes to a licensed electrician — and if we inspected the property, we'll tell you plainly that the finding and the fix came from the same place.

Pre-Season Readiness

Getting the property guest-ready before high season or a family arrival: everything tested, everything working, a full report before the first suitcase lands.

How the plans work

You're not here. That's the entire point.

A maintenance plan is a standing schedule, a fixed monthly or per-visit fee, and a photo report in your inbox after every visit. No chasing, no wondering, no relying on a neighbour to notice the water running.

Anything outside the plan gets quoted before we touch it. You approve by WhatsApp, we do the work, you get photos of the finished result. That's the whole system, and after enough absentee-ownership horror stories, it's deliberately boring.

Maintenance questions

Do I have to have been an inspection client?

No. Plenty of maintenance clients come to us having bought years ago through someone else. If we haven't seen the property before, we'll usually start with a baseline inspection so we know what we're maintaining — and so you have a documented starting point.

How do you handle payment while I'm abroad?

Monthly invoicing by email, payable by bank transfer or international transfer. Extra work is quoted and approved in writing before it starts, and every receipt is photographed and forwarded to you.

What happens in an emergency while I'm away?

Plan clients get a direct line. We attend, stabilise the situation, document it with photos, and contact you with options and costs before authorising anything beyond making the property safe.

Can you work with my HOA or building administration?

Yes, and often that's half the value. We speak to the administración in Spanish and sort out access and elevator bookings. When a charge looks like building work rather than yours, we raise it with them — the decision is theirs to make, but you are not arguing it alone from another country in a language you don't use daily.
